Finding a Suitable Property
By carefully discussing your requirements we will be better placed to make you aware of an ideal property once it is available for rent.

Our website provides quality information. Once you have decided upon a property to rent the following procedure will see you move into your new rental home.
Holding Fee & Reference
Once you have decided on the property you wish to live in, you must pay a non-refundable application fee of £150 plus VAT. In addition a credit check fee of £50 plus VAT will have to be paid per occupant over the age of 18. This will hold the property for you until the credit search results are back. These fees are non-refundable.
Once a satisfactory reference is received the process of documentation begins.
Money Laundering Act
We are obliged to confirm proof of identity and will require a photocopy of a valid passport or photo driving licence and a copy of a utility bill, bank statement or council tax bill within the last 3 months.
Tenancy Agreements & Inventory
The admin fee covers the cost of preparing an independent inventory for your protection and to draw up the tenancy agreement.
Dilapidation Deposit
The deposit is equal to one and half months rent and will need to be paid and cleared prior to you taking up your tenancy.
It will be held in the government approved Deposit Protection Service, a scheme to safeguard your money, and will be returned to you at the end of your tenancy providing there are no outstanding liabilities on the property and that the property is in the same condition that you first found it in.
When all monies have cleared and the tenancy agreement has been signed a commencement date will be agreed with a further inspection of the property with a member of Kevin Henry to discuss the inventory and property in detail.
You will have a copy of the inventory which should be signed and returned to us within five working days. Failure to do so will be assumed that you have accepted its contents. Your copy should be kept safe as it forms the basis of the final inspection at the end of the tenancy.
Rent Reviews
The rent will be reviewed after 12 months but only after giving the tenant 6 weeks notice of any intended changes.
Utilities and Council Tax
The tenant is responsible for the payment of electricity, gas, water where metered and council tax. We will arrange the transfer of the electricity, gas and council tax into the tenant’s name, taking meter readings prior to the start of the tenancy. Should you change suppliers you must inform us immediately in writing.
The tenant will also be responsible for telephone bills at the property. With regards to Council Tax, if you are a single occupier you may be entitled to a 25% discount.
TV licence or any cable, digital or any satellite television arrangements will be your sole responsibility. However, if a cable, digital or satellite service is not already available at the property you must contact us for written permission prior to installation.
Insurance
The landlord is responsible for maintaining the main structure of the building and any of their contents. However, you should have comprehensive contents insurance which would protect you from any accidental damage to the property and Kevin Henry can arrange and quote this for you.
Periods of Absence / Frost Damage
You must notify us in writing when the property will be left vacant for more than 28 days and during cold periods the property should not be left over night without heating.
For any periods of absence water mains should be turned off at the stopcock.
Maintenance and Repairs
You must contact us immediately in respect of any maintenance problems.
The landlord is responsible for the fabric and services to the buildings plus any fixtures and fittings such as kitchen appliances etc except in the instance where damage or fault has arisen due to neglect or mis-use.
Expenses incurred without prior approval may not be refunded. ?You will be responsible for light bulbs and batteries for smoke detectors.
Paying the Rent
The rent is payable monthly in advance and must be paid into our nominated account on the same day each month, either the 1st or the 15th to be agreed.
Rent must be paid by standing order, not cash, and failure to pay rent on time will be a breach of your tenancy agreement and may result in legal action and incur interest at 4% over the base rate.
End of Tenancy
When you wish to vacate the property you must give one months notice in writing to be received at our offices no later than 2 working days after the date of the notice.
The landlord must give you 2 months notice if he wishes to terminate the tenancy prior to the notice date.
Your final months rent must still be paid in advance and should not be covered by your security deposit.
